Privacy Policy

This policy explains what personal data we collect when you use Property Scroll, why we collect it, who we share it with, and the choices and rights you have under India's data protection law.

01Who we are

Property Scroll is a nationwide real-estate discovery and investment platform operated by Cascade Buildtech Pvt. Ltd. (“Property Scroll”, “we”, “us” or “our”), a company incorporated in India and reachable at propertyscroll.in. We help buyers and investors across the Tricity region and the rest of India discover verified homes, plots and commercial property, and connect with the builders and channel partners behind them.

For the personal data we handle about you on this platform, Cascade Buildtech Pvt. Ltd. is the Data Fiduciary under the Digital Personal Data Protection Act, 2023 (the “DPDP Act”). By using Property Scroll you agree to this policy alongside our Terms of Service.

02Information we collect

We collect only what we need to run the platform and serve your request:

  • Account details you provide when you register, such as your name, email address, phone number and (for builders and channel partners) business and verification details.
  • Enquiry and activity data, including the listings you view, save or compare, searches you run, and the enquiries you send to sellers along with any budget or timeline you choose to share.
  • Communications you send us, for example messages to our support or grievance team and your preferences.
  • Device and usage data collected automatically, such as IP address, browser and device type, pages visited and referring links, used to keep the service secure and reliable.
  • Cookie data as described in the next section, subject to your consent for non-essential categories.

We do not seek sensitive information beyond what a listing enquiry reasonably needs, and we ask you not to send us more than that.

03Cookies and similar technologies

We use cookies and similar browser storage in three categories. Essential cookies are required for the site to work (security, sign-in, saved listings and remembering your cookie choice). Analytics cookies help us understand, in aggregate, which pages and filters are used so we can improve discovery. Marketing cookies let us show and measure relevant property and investment updates.

On your first visit we ask for your consent through a banner. Analytics and marketing cookies are set only if you accept them, and you can change your choice at any time by clearing this site's data in your browser or contacting us. Withdrawing consent does not affect processing already carried out while consent was in place.

04How we use your information

  • To create and secure your account and provide the discovery, saving, comparison and enquiry features you use.
  • To route your enquiry to the verified builder or channel partner behind the specific listing you asked about.
  • To score and prioritise enquiries for sellers based on the intent signals you share, so genuine interest is answered promptly.
  • To operate, maintain, troubleshoot and improve the platform, and to keep it safe from fraud and abuse.
  • To send you service and transactional messages, and (only with your consent) relevant property updates.
  • To comply with legal obligations and enforce our Terms of Service.

05How we share information

We are not in the business of selling your data. We share it only:

  • With the seller you enquire to. When you send an enquiry, the relevant verified builder or channel partner receives the details you chose to share so they can respond. Your details are not broadcast to a wall of brokers.
  • With service providers (Data Processors) who host our infrastructure, send messages on our behalf or provide analytics, under contracts that limit them to processing on our instructions.
  • For legal reasons, where disclosure is required by law, regulation, or a valid legal request, or to protect the rights and safety of our users, the public or Property Scroll.
  • In a business transfer, such as a merger or acquisition, in which case this policy will continue to govern your data or you will be notified of any change.

06Data security

We apply reasonable technical and organisational safeguards, including encryption in transit, access controls and least-privilege practices, to protect personal data against unauthorised access, alteration, disclosure or loss. No method of transmission or storage is completely secure, but we work to protect your information and to notify the Data Protection Board and affected users of a reportable personal data breach as required by law.

07How long we keep your data

We retain personal data only for as long as needed for the purposes above, to provide the service to you, and to meet legal, accounting or reporting obligations. When data is no longer required, we delete it or anonymise it. If you close your account, we remove or de-identify your personal data except where retention is required or permitted by law.

08Your rights under the DPDP Act

As a Data Principal, and subject to the DPDP Act, you may:

  • Access a summary of the personal data we process about you and how it is processed.
  • Request correction, completion or updating of inaccurate or incomplete data.
  • Request erasure of your personal data where it is no longer needed and retention is not legally required.
  • Withdraw a consent you previously gave, as easily as you gave it, for any consent-based processing such as marketing.
  • Nominate another individual to exercise your rights in the event of your death or incapacity.
  • Raise a grievance with us and, if unresolved, approach the Data Protection Board of India.

To exercise any right, contact our Grievance Officer below. We may need to verify your identity before acting, and we will respond within the timelines set by applicable law.

09Children

Property Scroll is intended for adults. We do not knowingly process the personal data of children (individuals under 18) without verifiable parental or guardian consent, and we do not undertake tracking, behavioural monitoring or targeted advertising directed at children. If you believe a child has provided us data, please contact us so we can address it.

11Changes to this policy

We may update this policy from time to time to reflect changes in our practices or the law. When we make material changes we will revise the “Last updated” date above and, where appropriate, notify you or ask for fresh consent. Please review this page periodically.
