What will registration really cost?
The price on the listing is never the full price. Stamp duty and registration charges, which vary by state and often by buyer gender, can add several lakh to a purchase. Here is an honest read before you sign.

What this covers
Stamp duty and registration are the government charges you pay to legally transfer and record the property in your name. Women get a lower stamp-duty rate. Urban and rural slabs can differ.
Indicative only. Stamp duty and registration rates change often and vary by locality, property type, and value slab. Confirm the current figure with the sub-registrar or your official state portal before you budget.
How the numbers work
Two charges sit between the sticker price and your keys.
Stamp duty
A percentage of the property's agreement value, set by each state. It is the single largest add-on cost, usually five to seven percent, and many states charge women a lower rate.
Registration charge
A separate fee, often around one percent, to legally record the sale in the government register. A few states cap it in rupee terms, and one or two waive it for women buyers.
Your true budget
Add both charges on top of the sticker price and you have the grand total that actually leaves your account, before any brokerage, legal, or society transfer costs.
